A perfect location for walking Edinburgh great roo
Outstanding service, the elder guest house staff will do anything to make you comfortable, and welcome. The breakfasts were outstanding, and the 30 second walk to the tram is just another reason to stay here. My adult son and I loved it. I would return any time and will recommend to anyone.
There was no negatives.
Excellent hotel, central location with an excellent breakfast. Good value for money.
Had a very pleasant stay. Although right next to Bus Station it was very quiet. Nice comfortable room. Staff were very nice. Wonderful breakfast. Would highly recommend.

We did need wi-fi connection for a business call and found connection difficult. We had to sit on the stairs to get a connection
