It's really centrally located and the rooms are really beautifully decorated. The breakfast in bed was excellent.

The location was fantastic. The off season rate was oustanding value. The cleanliness and condition of the room was excellent.
There were a few mosquitoes in the room at night.
The only good thing about this hotel was the breakfast, it is served in room because there is no other facilities, but it was on time and well done. The other was the location but, be aware, it is not the address that shows on bookings.com. The real address is Calle de San Basso 312; which is a small, narrow and hidden, small passage off an extreme of Piazza San Marco.
The hotel was a complete fiasco. The room that I reserved, was not available. It ruined my special occassion to be in Venice.The room was small, the bed unconfortable, the bathroom was small, the sink was clogged (it never got repaired during our stay) the shower was rusty and only one position (from several) worked. The shower had only one pane of glass to close it so there was as much water on the floor as in the shower. The shower was also clogged. The light on top of the sink used a high density quartz lamp which was too big for the holder and was open and exposed (no shade). This hotel is rated at 4 stars, not, not even one! The rate charged was too high for what we got. Lesson learned!
Great location, friendly staff, pretty good breakfast, beautiful room (junior suit). Good for it's price.
This hotel is only one who have balcon window watching Piazza San Marco.
In some room you heve to change furniture.
The room was very spacious and the traditional Venetian style was charming.. The location of the hotel was trickly to find at first but once found proved to be extremely convenient. Right in the middle of everything and literally right next to Piazza San Marco.
This small boutique hotel/guesthouse has a perfect and convenient location. Staff are friendly and very helpful. The rooms are clean, comfortable and have a local flair in terms of the decoration. All by all we had a wonderful stay at this hotel and we don’t have anything wrong to say about it other than that we will definitely book again on our return visit to Venice. And last but not least we believe we got value for money and enjoyed our visit much more than when we previously stayed at the very expensive five star hotels on the quay side.
Nothing wrong to say
The hotel is extremely central in San Marco area. Convenient access to San Marco piazza, grand canal, restaurants and shopping. Quiet rooms make for a great sleep.
Airconditioning did not work and there were no instructions on how to work the safe. Although in saying that, when pushed reception search for instructions, rectifying this issue.

Some rooms are actually in another building, which is quite close by the one where the reception is, but those rooms are on the second floor and there's no lift. It wasn't a problem for us, though, as our luggage was very light.
